Good Morning Franklin.
After a record-long shutdown, the federal government officially reopened last night. Congress passed, and President Trump signed, a temporary funding bill that keeps things running through January 30. The deal came together when several Democrats crossed the aisle, giving Republicans enough votes to move forward without the healthcare subsidy extensions Democrats had pushed for.

With the government officially reopened, air travel should start improving soon, but it may take some time to fully recover.
The FAA had been cutting flights to reduce pressure on unpaid air-traffic controllers, leading to major delays and nearly 3,000 cancellations last Sunday alone. Even though the shutdown is over, the FAA says flight cuts will stay at 6% this week (instead of rising to 10%) and will only be lifted when it’s safe.
One caution: the head of the National Air Traffic Controllers Association noted it took over two months for staffing levels to bounce back after the 2019 shutdown.

In other news, RIP to the penny. After 230 years, the U.S. Mint produced its final batch of one-cent coins yesterday. Pennies cost almost four cents each to make (they’re copper-plated zinc), so retiring them is expected to save roughly $56 million a year.
Don’t worry — you’ll still see plenty around. The Treasury estimates about 300 billion pennies will continue circulating for years. Many countries have already phased out their lowest-value coins, and the U.S. is finally catching up.
On the bright side, eliminating pennies should significantly reduce nationwide illness. Those things were basically tiny metal petri dishes that smelled like they’d seen some things. Touching one always felt like a quick way to catch something you’d have to Google later.
Next on the endangered coin list? The nickel. It’s worth five cents but costs nearly 14 cents to produce. The math ain’t mathin.

Sagefield: A New 100-Acre Mixed-Use Destination Is Coming to Williamson County
One of the nation’s largest retail developers, Simon Property Group, has officially unveiled plans for Sagefield, a brand-new, 100-acre mixed-use destination coming to Williamson County. The Indianapolis-based company is partnering with Adventurous Journeys Capital Partners (Nashville) to bring the project to life, with renowned restaurateur Sam Fox introducing a signature luxury hotel at the center of it all.
Sagefield is being described as a “lifestyle destination” with an emphasis on quiet luxury, local connection, and walkability. Early plans highlight:
First-to-market boutiques and iconic national brands
Creative restaurants, including farm-to-table concepts and cafés
An organic market and fresh, chef-driven culinary options
Entertainment venues and performance spaces
Health + wellness studios
Expansive green space, making up roughly 60% of the entire site
Water features, nature trails, and pedestrian-friendly walkways throughout
Architecturally, the project is designed to blend into its natural surroundings with an emphasis on greenery, outdoor gathering areas, and an easygoing, elevated aesthetic.
A Luxury Hotel From Sam Fox
Hospitality entrepreneur Sam Fox—a 12-time James Beard Award nominee and the force behind more than 170 restaurants—will bring a new luxury hotel to Sagefield through his company, Author & Edit Hospitality.
The hotel is expected to include:
Signature restaurants
A world-class spa
A sports & social members club
High-end amenities and a design-forward atmosphere
Fox’s hospitality group is behind notable properties such as The Global Ambassador in Phoenix and The Twelve Thirty Club at Fifth + Broadway here in Nashville.
Why This Matters
Retail development has slowed dramatically across the country due to rising construction and financing costs. New projects of this scale are rare, especially ones built from the ground up. Simon Property Group already owns The Mall at Green Hills, and Sagefield signals major confidence in Nashville’s ongoing growth trajectory.
Eric Sadi, Simon’s Co-President of North American Real Estate, says Sagefield will “set a new standard for quiet luxury in metro Nashville and beyond.”
The development will be located in Thompson’s Station at 1733 Lewisburg Pike, just south of Highway 840. The area is across from FirstBank Ampitheater, on the other side of Interstate 65.
More details, including construction timing and tenant announcements, are expected in the months ahead — but Sagefield is shaping up to be one of the most significant lifestyle additions to Williamson County in years.
Berry Farms Holiday Open House
The perfect way to get in the holiday spirit is back! Berry Farms invites the community to kick off the season in style at its second annual Holiday Open House on Tuesday, November 18, from 4 to 6 p.m.
This family-friendly event will feature free train rides through the Berry Farms shopping district, a festive scavenger hunt and plenty of holiday cheer as businesses welcome community members for an afternoon of fun. Train rides will begin at the Town Center at Berry Farms Apartment Leasing Office and loop throughout the event.
